These Terms & Conditions apply to the website www.ammanhostels.com (the "Website") and to the hostel accommodation offered by AMH Stays Pvt Ltd ("AMH Stays", "we", "us", "our"). By using the Website, sending us an enquiry, making a payment or staying at any of our branches, you ("resident", "you") agree to these terms.

1. About us

AMH Stays Pvt Ltd operates men's hostels (paying-guest accommodation) at several branches in Chennai, Tamil Nadu, for working professionals and students.

2. Use of the Website

• The Website gives general information about our branches, facilities and offers. Photos are for illustration, and the room you are given may differ in layout, furnishing or view.
• Facilities can differ from branch to branch. The facilities that apply to you are the ones confirmed by our team for your branch at the time of joining.
• You agree not to misuse the Website, send false information, or try to disrupt or gain unauthorised access to it.

3. Enquiries and visits

Submitting the visit or enquiry form, or messaging us on WhatsApp, is a request for information. It does not reserve a room. A room is confirmed only after our team confirms it to you and the applicable joining payment is received.

4. Rent, advance and other charges

• Rent depends on the branch and the room sharing you choose. The current rent, advance (security deposit) and any other charges are shared by our team before you join and are recorded at the time of joining.
• Rent is payable in advance for each month, on or before the due date communicated to you.
• Payments can be made through the payment methods we offer, including online payment. Online payments are processed by a third-party payment gateway; we do not see or store your full card, UPI PIN or net-banking details.
• A receipt is provided for every payment. Please keep it for your records.
• Late payment of rent may attract the late fee communicated to you at the time of joining.

5. Cancellation, notice and refunds

• To vacate, you must give notice to the branch in advance, as per the notice period communicated to you at the time of joining.
• The advance (security deposit) is refunded when you vacate, after deducting any unpaid rent or charges and the cost of any damage beyond normal wear and tear, as per the terms agreed at the time of joining.
• Approved refunds are made to the original payment method or to the bank account you give us, normally within 7 to 10 working days of approval. The time taken for the amount to reach your account depends on your bank or payment provider.
• Rent already paid for a month that has started is not refundable, unless agreed otherwise in writing by AMH Stays.
• If a payment is debited twice or by mistake, write to us with the transaction details and we will check and refund the extra amount.

6. Stay rules

• Our hostels are for men only.
• Residents must give a valid government photo ID and contact details at the time of joining.
• Residents are expected to follow the house rules of their branch, including rules on visitors, timings, cleanliness, noise and use of common areas.
• Alcohol, smoking, illegal substances, weapons, gambling and any illegal activity are not allowed on the premises.
• Residents are responsible for their own belongings. Please use the locker provided where available. AMH Stays is not responsible for loss of personal belongings, except where caused by our own negligence.
• Damage to hostel property caused by a resident may be charged to that resident.
• We may ask a resident to vacate, with or without notice, for serious or repeated breach of these terms or house rules, or for conduct that affects the safety of other residents.

7. Changes to services and prices

We may change facilities, food menus, prices or these terms from time to time. Changes to rent for existing residents will be informed in advance. The latest version of these terms will always be on this page.

8. Limitation of liability

We work to keep our hostels safe and well maintained. To the extent permitted by law, AMH Stays is not liable for indirect or consequential loss, or for interruptions caused by events outside our reasonable control, such as power cuts, water supply issues from the supplier, internet outages, natural events or government orders.

9. Governing law

These terms are governed by the laws of India. Any dispute is subject to the jurisdiction of the courts at Chennai, Tamil Nadu.
